pbm was selected to take over the management of this modern development, a collection of 132 high specification apartments and 10 townhouses developed by Bellway, set beside the River Thames in the heart of Old Isleworth.

It offers the very best in waterside living, with many apartments enjoying views across the Thames. Most of these homes have outside space and are styled to fit perfectly with modern city lifestyles.

These enviably located apartments and townhouses gather around a courtyard area, echoing the characterful surroundings and listed buildings nearby. It is an atmospheric development, yet every home has a thoroughly modern interior and high-quality finishes, balconies or terraces, and parking is available to purchase.

Having been built in 2019 the development is home to a medical centre and a number of commercial units.

What kind of property management company was Bellway looking for?

Bellway Homes were looking to review their preferred supplier list and a managing agent with a proven track record in customer service and communication.

How was the tender process?

Following initial teams meetings with Bellway Homes, we provided a detailed presentation outlining our services, our values, as well as our ability to manage for Bellway Homes, including in the fields of customer service and communications. This included reference to our testimonials on Feefo and Google Review.

pbm provided a number of site inspection reports highlighting areas they can improve upon and a breakdown of the priorities from these inspections and reports.

What were the main priorities when pbm started to manage this building?

We were appointed at the end of July 2021. key priorities included:

  • a welcome letter to all leaseholders, residents, and commercial units, giving them direct contact details
  • returning the car park shutter and a pedestrian gate of Swan Street to working order
  • attending to the alarms on the car park extraction units
  • improved communication strategy with the leaseholder group at Lion Wharf
  • glazing and window cleaning
  • lighting timing change
  • bulky waste clearance of bin storerooms
  • leak investigation to underground car park pipes
  • holding meetings with leaseholders, like an open forum for residents
  • investigate HIU and current costs from in-site
  • work through outstanding issues from the previous agent
  • retendering contracts for window cleaning, cleaning and gardening
