In 2022 pbm was selected to take over the management of this development of apartments constructed by South-east developer Randall Watts. The two former office blocks have been thoughtfully converted into apartment blocks and commercial units to the ground floor.

Situated a short walk from Southend’s busy high street, the site originally contained two office blocks which had been derelict for over 10 years.  The buildings have been refurbished to a high specification with a striking design and facade. One building comprises of private apartments whilst the other comprises of affordable housing apartments, where both blocks have been built to the same high standard. The residential development has rejuvenated the immediate area and supports the further planned regeneration of the town centre.

What were the main priorities when pbm started to manage this building?

Our main priority was to get the basics right. Resident queries had gone unanswered and there were many outstanding works and administrative items to be addressed.  So, we engaged with our client and residents and clearly and transparently systematically worked through all inherited matters whilst addressing any day to day matters that arose to get the development to the cared for place it needed to be.

What kind of property management company was the client looking for?

The client was seeking a proactive and trusted property management company who they would successfully work with and who could assist them in addressing long overdue management issues whilst providing full engagement and transparency with them and residents. At pbm we have a proven track record of providing just that and had demonstrated this to the client on other management instructions.

What improvements have made pbm since they took over the management?  

We have successfully resolved many general repair and maintenance issues that had been outstanding for some time. In addition, we increased communication with residents and provided information that had been absent and full transparency importantly including in relation to service charge costs. We also have a positive site presence, we our experienced property manager Ashleigh attending site once a month for the whole day, with this is shared on the notice board so everyone knows and can pop to see Ashleigh for a chat and to raise any matters with her, if needed.
