PBM Property Management has been selected by Bellway Homes Limited North London to take over the management of 110 units at The Foundry, a collection of 1 and 2 bedroom apartments set within a gated development in the town of Hemel Hempstead.

The development has an excellent location, with the town’s railway station being under two miles from home. The M1 is a short drive away, whilst the picturesque Gadebridge Park is just around the corner, offering the perfect place to escape. The area has plenty of pubs and restaurants, shopping centres such as The Marlowes and Riverside 5 gyms and a wide selection of well-regarded schools.

What kind of property management company were Bellway looking for?

Bellway Homes were looking to review their preferred supplier list and a managing agent with a proven track record in customer service and communication.

How was the tender process?

Following initial teams meetings with Bellway Homes, we provided a detailed presentation outlining our services, our values, as well as our ability to manage for Bellway Homes, including our focused customer service and communication.

pbm provided a number of site inspection reports highlighting areas they can improve upon and a breakdown of the priorities from these inspections and reports

What were the main priorities when pbm started to manage this building?

We were appointed by Bellway Homes North London at the beginning of December 2021. And these were some of the priorities we focused on:

  • Communication is key for us, so we sent a welcome letter to all residents, welcoming them and providing direct contact details.
  • As part of our customer-focused culture, we held an event to welcome the new homeowners and onsite staff, introduce ourselves and have the opportunity to converse over a cuppa to understand their needs.
  • We managed the bin space area optimising the room and getting better access. The estate manager monitored the operation, and now residents can easily enter this area.
  • One of the trees was overhanging the car park bays – we trimmed back the branches and avoided the branches overhanging the bays.
  • We installed a plaque by the front gate, which tells deliveries and visitors to contact the estate manager on 111. To make the deliveries process more straightforward and not miss any parcel.
  • As communication is a priority for pbm, we set up notice boards to put up notices and relevant information in each block.

This does make communication easier when the owners have had the chance to meet the members of the team in person.

There will be further community events held at The Foundry to continue to build this positive relationship. The Team’s details appear on the Notice Boards at The Foundry so that pbm remain easy to contact.

In a short space of time pbm were able to find us a permanent on-site Estate Manager/Caretaker as part of the service offered to all residents. Robert comes with a great deal of experience able to deal with practical matters on-site as well as meet and greet residents and deal with the questions they may have. This also offers a friendly face and extra neighbourhood security at The Foundry.
